Guildford Property Price Report (Q3 2025)
The latest Land Registry data to the end of September 2025 shows national property sales beginning to recover after two slower years. Average prices have softened slightly, and new build sales have fallen sharply, dropping from 85,000 in 2023 to fewer than 10,000 this year. In contrast to the improving national picture, Guildford has seen a notable decline in activity, with transactions falling each quarter. New homes still make up around 14% of sales locally, but nearby areas such as Woking and Crawley are showing stronger growth.
