Property Valuation Services in Hampshire & The Solent

Probate | IHT | Capital Gains Tax | Matrimonial

Based near Petersfield on the Hampshire/West Sussex border, Fallows provides professional 'Red Book' valuations throughout the county. We are a specialist team of RICS Chartered Surveyors and technicians dedicated to providing formal, independent advice across Hampshire’s unique property landscape—from the historic streets of Winchester and the coastal hubs of Portsmouth and Southampton to the rural reaches of the Meon Valley.

Hampshire is a county of significant geographic contrast, where local nuances heavily dictate market value. For instance, the premium commanded by the "Cathedral City" effect in Winchester or the strictly protected landscape of the New Forest requires a different valuation approach than the urban maritime markets of the Solent. Similarly, the Test Valley and Itchen Valley are home to some of the most sought-after rural and river-fronted properties in the UK, where values often significantly outperform regional averages.

Our expertise is led by two experienced Partners:

  • Guy Peters MRICS is a Hampshire resident who previously served as Head of Valuation for a prominent firm of Surveyors and Estate Agents with branches across the county. This background gives him an unrivaled perspective on Hampshire’s residential markets, ensuring our valuations are rooted in real-world market evidence.
  • Andrew Thomas MRICS is a practising rural valuer and land agent with over 15 years of experience managing estates and farmland. He specialises in the valuation of complex rural assets, including agricultural land, woodland, and equestrian properties, alongside residential and mixed-use holdings.

This combination of professional RICS expertise and genuine local residency ensures that every Fallows report is not only compliant with the highest professional standards but also reflects a detailed, defensible understanding of the Hampshire property market. Whether for Probate, Capital Gains Tax, or Matrimonial purposes, we provide the independent clarity required by HMRC and legal professionals.

Capital Gains Tax Valuations

.... of properties and portfolios, including historic values

Fallows provides expert RICS 'Red Book' valuations specifically for Capital Gains Tax purposes. Our reports are fully HMRC-compliant, providing the clear, evidence-based market data required to support a self-assessment tax return or a formal disclosure. Whether you are disposing of a single property, gifting assets to family, or managing a diverse property portfolio, our experienced surveyors deliver the independent advice necessary to satisfy tax authorities.

A significant portion of CGT work involves retrospective valuations. This requires an accurate assessment of a property's value at a specific point in the past—most commonly as of March 1982, or the date an asset was originally inherited or gifted. Fallows specializes in these historical assessments, utilizing archived market data and professional local insight to provide a robust figure that is defensible to the District Valuer if challenged.

Our deep understanding of the local property market ensures that every valuation is rooted in credible comparable evidence. This local expertise, combined with our mandatory adherence to RICS Red Book standards, provides essential certainty to our clients and their professional legal and financial advisors.

Valuations for divorce/ matimonial settlements

Fallows can value residential and agricultural property

Fallows provides independent RICS 'Red Book' valuations specifically for divorce and matrimonial proceedings. In these cases, a clear, impartial assessment of property assets is essential for reaching a fair settlement. Our surveyors are experienced in navigating the sensitivities of these instructions, ensuring that the valuation process is handled with professionalism and objectivity.

Divorce settlements often require both parties to agree on a definitive value for the family home or property portfolio. Fallows frequently acts as a Single Joint Expert (SJE). In this capacity, we are instructed by both parties to prepare one independent report for use by the court and legal representatives.

Alternatively, we can be instructed by one party to provide a report for their individual use. It is generally advisable for both sides to agree on the preferred approac, whether a joint instruction or separate valuer, before engaging a surveyor. Prior contact with a valuer can sometimes be perceived as a conflict of interest, potentially prejudicing the instruction. Our impartial approach is designed to minimise disputes and keep negotiations focused on reliable, market-based evidence.

Having worked extensively across Hampshire, we have the local expertise required to value residential homes and rural assets of all sizes. Our reports provide the robust, defensible evidence necessary to support financial disclosures and court proceedings.
